Most people call an architect after they have bought the flat, signed the lease or registered the plot. By then the biggest decisions are already made. The walls, the light, the plumbing lines and the budget are partly fixed before the first drawing.
At inOutSecret we offer something simpler: a visit before you commit. We come to the site, walk through it with you, and tell you on the spot what the space can become and roughly what it will cost.
What we look at on site
- Light and air. Which rooms get morning sun, which stay dark, and whether the windows can be changed or not.
- The plan. Whether the layout suits the way you live or work, or needs walls moved to get there.
- Services. Where water, drainage and electrical lines run. Moving a kitchen or a bathroom is possible, but it is rarely cheap.
- Structure. Beams, columns and slab levels that limit what you can open up or raise.
- The surroundings. The view, the street, the noise and the climate. We design from inside out, so the outside has to agree with the life inside.
What you take away
You leave the visit with a clear opinion: whether what you plan is feasible, what matters most, and an indicative budget. If you want it in writing, we prepare a short note.
A flat that looks perfect in a brochure can need more work than you expect. A plain shop with good bones can become something special for less. Knowing which one you are looking at, before you sign, is worth far more than the visit costs.
Beautiful, within budget
For us, a beautiful space should not cost more than it has to. Planning around the budget starts at the first meeting, and the earliest meeting is the one before you buy.
